I spent time today really refining my spreadsheets so that the data I input into them pulls back the info I'm looking for automatically. It took 2 hours last night to come up with just the right formula. But it's paid off. I'm planning to touch base with about 4 owners tomorrow. Owners that are about to have a HOA lien foreclosed on. Some of the properties are FREE AND CLEAR guys/gals. Of course you have to know how to search a deed correctly and well. That being said, there are other encumbrances on them such as tax delinquencies. But all in all. If they are willing to play ball, the properties could still be had, WIN WIN.
